Proposed Zoning AmendmentsHanover Residents Please Take Note
The Planning Board will meet on Tuesday, January 24, 2006 at 7:30 PM at the Municipal Building for a public hearing on proposed zoning amendments. The amendments are summarized below. The complete text is available at the Town Planning and Zoning Office.
1. Amend Section 1004.2 to remove the seven-day notice of zoning violation. 2. Amend Section 502.4 B so that only land on which planned residential developments (PRDs) are allowed can contribute to the basis for the computation of PRD densities. 3. Amend Sections 701.7 and 702.8 to require that design review for any subdivision or site plan be completed for that project prior to an application being submitted for special exception or administrative permit involving wetlands or waterbodies. 4. Amend Table 204.7 by deleting "Continuing Care Retirement Community" from the list of permitted uses allowed in the Rural Residence District. This is a petitioned amendment. 5. Amend Table 204.7 by deleting "Planned Residential Development" from the list of permitted uses allowed in the Rural Residence District. This is a petitioned amendment. 6. Amend Section 902 by changing the title "Lot Area" to "Lot Area/Lot Size"; by adding words to exclude from the horizontal area of a lot in a proposed development with more than three lots in the Rural Residence District all surface waters, floodplains, wetlands, wetland and waterbody setback areas within 25 feet of the water feature, and rock outcrops, 50% of the wetland and waterbody setback area 25 feet to 75 feet from the water feature, 80% of the area with slopes over 25% and greater, and 50% of the area with slopes between 15 and 25%; and by adding a definition for steep slope, moderate slope, and rock outcrop. 7. Amend Table 204.7 Areas and Dimensions to include 4 levels of density as proposed in the Master Plan Land Use Concept Map so that maximum densities in areas of the Rural Residence District are one unit per 3, 8, 14 or 20 acres; and amend the Zoning Map to show these four districts in the rural area of town. 8. Amend Article 5 by adopting a new Section 504 Conservation Subdivision to encourage development in the rural area that is designed and laid out to preserve rural character with required open space of 65% and maximum densities as set forth in Table 204.7 for the Rural Residence district; and amend Table 204.7 by removing "Open Space Subdivision" and "Planned Residential Development" from the list of permitted uses in the Rural Residence District.
